Stellenbeschreibung
We are seeking a dedicated and organized Community Association Manager to provide essential HOA support for various residential properties under our management in Braunau am Inn and surrounding areas. This role is crucial for maintaining the smooth operation of homeowners‘ associations, ensuring resident satisfaction, and upholding property values. The successful candidate will act as a primary point of contact for HOA boards and residents, managing administrative tasks, facilitating communication, and coordinating maintenance and operational activities.
Hauptverantwortlichkeiten
- Serve as the primary liaison between homeowners, HOA boards, and Rustler Immobilien.
- Assist HOA boards with the enforcement of community rules and regulations.
- Coordinate and attend regular HOA board meetings, preparing agendas, minutes, and relevant reports.
- Oversee the financial aspects of HOAs, including budget preparation, expense tracking, and vendor invoice processing in collaboration with accounting.
- Manage vendor relationships, solicit bids for services, and supervise maintenance and repair projects.
- Handle homeowner inquiries, complaints, and requests in a timely and professional manner.
- Maintain accurate records, databases, and communication logs for each assigned community.
- Facilitate communication channels within the community, including newsletters, notices, and web portal updates.
- Ensure compliance with all local, state, and federal regulations pertinent to community associations.
Erforderliche Fähigkeiten
- Minimum of 3 years of experience in property management, HOA management, or a related field.
- Strong understanding of community association operations and relevant Austrian property laws/regulations.
- Excellent verbal and written communication skills in German and English.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
- Exceptional organizational and time management abilities, with keen attention to detail.
- Proven ability to manage multiple projects and priorities simultaneously.
- Strong problem-solving and conflict resolution skills.
- Ability to work independently and as part of a team.
Bevorzugte Qualifikationen
- Bachelor's degree in Business Administration, Real Estate, or a related field.
- Certified Manager of Community Associations (CMCA) or similar professional certification.
- Experience with property management software (e.g., Hausverwaltung software).
